The Taplow Property market outperforms Maidenhead’s



The subject of Taplow and its popularity was brought up in conversation by a couple of solicitors I met at a recent networking event in Maidenhead last week.  Over the last two months, since the General Election, 405 properties have been put on to the market in Maidenhead (excluding Taplow). Of those 405 properties, 137 have found buyers -  an impressive 33.8%. Yes, very impressive, until you look at Taplow. Of the 56 properties that have come on to the market since the Election, 20 of those 56 have found a buyer, or 35.7%. That means the Taplow property market has performed better than Maidenhead’s.

Interestingly, when we look at the village itself, it has one of the highest proportions of homeownership in Berkshire. In Taplow, 81.7% of houses are owner occupied and 7.2% of properties are privately rented. Pop over the bridge into Maidenhead, and only 69.8% of houses are owner occupied whilst 14.3% of properties are privately rented.

In the coming months, we will discuss the property prices in Taplow in greater detail, but to give you a sneak preview, average property values in Taplow have risen 65.4% since 2002 – impressive don’t you think – especially as Maidenhead property values have only risen by 61.4% in the same time frame!

East field Road - 3 bed detached - under the hammer!

Romans have just released detached place onto the market for with a guide price £380K. Its up for auction on the 29th July unless it sells beforehand......which if we're honest it probably will. Behind the scenes a bidding war may already be underway with developers as its not very often a 3 bed detached comes onto the market for this price....even if it does need lots of work. 

I will certainly be keeping an eye on this one and will let you know if this becomes STC before the 29th July.....

Maypole Road, Taplow - Studio Flat - 5% Yield!

Hi all! Its not very often you can pick up a place for £145,000 in or around Taplow, so this studio flat will gain some interest! Landlords who are focused on yeilds will certainly be sniffing around this place....you could expect minimum yields of 5% which is above average. Looks like its pretty nicely done out so not too may upfront costs before you get this back on the rental market.

Hitcham Grange, Hill Farm Road - 2 bed flat - Price Reduction!


As expected the agents are still trying to gauge the right price for flats in Hitcham Grange. This place has now come on the market with Prospect for £305K (previously £315K)  which is probably getting closer to a price that buyers and investors will be looking to commit to! I will keep you updated as the for sale signs continue to mount up on Hill Farm Road!
